Yes, a single agent can promise all that. It all depends on the integrity of the agent. It is within the law to keep to these things private. A person is normally not coerced to act as a dual estate agent. Suh a person acts willingly and thus should first consider the implications and the terms involved before committing to the work. There are of course many real estate agents who are unfair to one or either of the parties. Such people do not follow the code of ethics or the laws that grand them the power to practice. Is it upon both the buyer and the seller to agree on an agent with credibility and integrity
